The KRB Remodeling Difference

There are many different contractor types out there from carpenters and handyman services to single line contractors and full service general contractors.   Each operates differently and can bring a different level of customer service and design expertise to you and your bathroom or kitchen remodeling project.  We encourage you make sure the contractor you choose to partner with can offer you a process that is clear to understand and helps you make confident decisions before you commit to construction.  Unlike most contractors we not only have a defined process, we have included it right here on our web site so you will know what to expect and how you can benefit if you choose to partner with KRB. 

The KRB Kitchen and Bath Design Center, is a full-service, one-stop shopping design and idea center.  We have over 25+ years’ experience helping homeowners with kitchen and bath design as well as kitchen and bath remodeling services.  That means you can work with just one business for everything you need including design, product comparison and selection, though to completed construction. 

In addition to kitchen and bath designers we have skilled carpenters and lead carpenters on staff and all our subcontractor partners, like us, are fully licensed and insured. 

Our process listed below is split into two parts; the design and planning portion of a project and then the production portion of a project.  Reviewing the process our company uses to work together with you will give you a clear understanding of how your project is pre-planned, and staged to begin efficiently, then completed on time and on budget

KITCHEN AND BATH DESIGN AND PLANNING STAGE

STEP #1: PRE-SCHEDULED SHOWROOM VISIT

Purpose: Getting to know each other and your project to make sure we will be a good fit working together

Items we will want to discuss at your Showroom visit may include:

  • Confirm you have already reviewed our process for how we do business and answer any questions
  • What you expect of your contractor, including process, quality of workmanship as well as experience
  • The reasons and or purposes for considering your remodeling project
  • Your desired timeframe, including start and completion dates
  • The project and product style and/or design you are looking for
  • Important things we need to know about you, your family, and your home
  • What you have set aside as a budget for your project, or
  • What you should expect the budget range to be
  • Will you be financing this project, if so, where you are in that process?
  • How and when you plan to make project related decisions
  • How you define and will measure a successful project

At the showroom visit we will both decide if it makes sense to continue working together.

If it does, we will offer you our In-Home Consultation Visit as the next step. 

If you are unsure or not ready to proceed, we hope you will feel comfortable to check back with us should things change.

STEP #2: IN-HOME CONSULTATION

Purpose: Get familiar with your current home so the ideas, design, budgets, and timelines we discuss and or share with you are informed and realistic.

If you choose to go forward with our In-House Consultation, our next meeting and discussion will be at your home.  The fee for this service is $250.00 and is not refundable.

This consultation will allow us to see your project location and further discuss your ideas. During this meeting, we will be able to identify related project details to consider such as: required electrical work, plumbing, matching products and or any structural changes.  We will also take pictures, measurements, and identify any unique considerations to keep in mind when working on your design back at our showroom.

As part of this step, we will schedule a follow up appointment at the showroom with you to review the proposed design layouts created, as well as our Preliminary Opinion of Cost Package. The Preliminary Opinion of Cost Package will include a budget estimate range based on your project’s preliminary scope of work, as well as any project or product upgrades you may have expressed a desire to consider.

Things that are included in the Preliminary Opinion of Cost Package may include:

  • A project budget with pricing based on past similar projects completed by KRB.
  • Preliminary design layout in 2D to be review at the showroom only
  • Pictures and/or specifications of product selections and or recommendations

After review and discussion about your project’s preliminary design and budget, your next step will be to decide if you want to proceed further with your project and KRB. If you would like to move forward the next step would be for you to accept our Project Development Agreement.

If you are unsure or not ready to proceed, we will be happy to send you a brief summary of the Preliminary Opinion of Cost after the meeting.  We hope you will feel comfortable to check back with us should things change.  We will keep the information we created on file at our showroom in case you want to review or discuss it with us again in the future.

STEP #3: PROJECT DEVELOPMENT AGREEMENT (PDA)

After review of the Preliminary Opinion of Cost Package and deciding to continue working with KRB, you have the option to enter into a PDA. After accepting our PDA, one of our design team members will continue working with you to put together a final design and assist you with product selections.

The PDA is not a design agreement, but rather an agreement to prepare the information needed for you to commit your project and for us to build what you have committed to.   We only offer PDAs to customers who intend to have KRB complete their remodeling project.

Things included in the PDA:

  • Finalized design layout of your project
  • Schedule lead carpenter and sub contractor visits to the project location for accurate cost estimates as needed
  • Assist you with final product selections using the KRB Showroom and KRB approved vendors
  • Updated Material Order Confirmation form
  • Updated Product Selections Pictures
  • Consumer friendly fixed price construction agreement

There is a nominal fee for our PDA process.

The fee is typically 5% of the preliminary opinion of costs. The fee may increase depending on the size and complexity of your project, as well as its design requirements.  We will be able to quote you the PDA fee upon completion of the In-Home Consultation process.

The fee paid will be applied in full to the final total project price should you commit to KRB to complete your project, sign our fixed price construction agreement, and provide the required deposit.

Clients may receive a copy of the designs, specifications and other drawings generated only after acceptance of our construction agreement. 

Upon acceptance of the agreement we can then start the confirming of and ordering of your products, and put your project, as well as the resources required to complete it, into our master production schedule.

THE KRB KITCHEN OR BATH REMODELING PRODUCTION PROCESS

At KRB we have a defined and organized a process for completing the renovations at your home. As part of this process, there will be several meetings which you will be required to attend and participate.  These will be scheduled in advance so all parties can be sure to be present, involved and remain informed throughout the process.

STEP #1 PRE-STAGING YOUR PROJECT

At KRB, we begin with the end in mind.

After agreeing to move forward with your project our staff will go to work getting your project ready for construction.  We call this pre-staging.  Unlike many other contractors who secure products as they are needed during construction, at KRB we start ordering and taking delivery of your products well before construction begins.  This helps us keep to the budget and schedule promised to you.  By prestaging your project there will be fewer if any product substitution challenges and any product delivery delays can be address well in advance of when they will actually be needed at the job site.

STEP #2 PRE-CONSTRUCTION MEETING

Review and confirm the details one more time.

Prior to physically starting your project at your home we will get together with you at your home so you can meet the Lead Carpenter that will manage and lead your project. A primary purpose of this meeting will be to help you feel confident in your Lead Carpenter and his or her understanding of and abilities to manage your remodeling project. At this meeting, your Lead Carpenter will review the scope of work as well as other important details including:

  • Our typical working hours
  • Job sign, dumpster, and equipment locations
  • Product staging areas
  • Parking locations
  • Access to home and maintaining security
  • The project schedule and progress payments
  • Any additional information and or concerns you or your Lead Carpenter may have as we enter this phase of the project together

STEP #3 CONSTRUCTION

This is where all the hard work of planning and working together will pay off!

Our project management team will begin your project working closely with your KRB designer, as well as our team of fully licensed and insured construction professionals with whom we have long-standing relationships. Your Lead Carpenter will keep you informed of when we will be there and keep you up to date with the progress of your project as well as when progress payments are due.

If for any reason you request or require any changes or additional work, we will prepare a written change order for your review and acceptance prior to the changes or work being performed.

To help you understand the construction process and sequence, our construction agreements are written describing the work to be completed in the same order we anticipate completing your project.  Using the agreement, you can follow and anticipate the construction process as your renovation project unfolds.

STEP #4 PROJECT COMPLETION PROCESS

Punchlist are typically create after the contractor assumes the project is complete. So, the list is created after the tools, equipment, the Lead Carpenter and all the other workers have already left your home.  Instead, at KRB, we use what we call our Pre-completion Quality Control Checklist and Process.

As we get near the end of your project, your Lead Carpenter will schedule with you and do a project walk-through together with you to identify, list, and make sure everything will be done and done to your satisfaction before our team of professionals and their tools leave your project. At this time, your Lead Carpenter will also provide a statement showing an accounting history of your project indicating the final balance that will become due on completion of the list.  We do this so you can confirm the accounting and let us know if there are any discrepancies.  Your project lead carpenter will then use the list as his or her guide to wrapping up your project.

On completion of the items on the Pre-completion Quality Control Checklist your project will be considered substantially complete, your project warrantee period will begin, and final payment will become due.

THE KRB REMODELING WARRANTY AND REQUEST

Remodeling Project Warranty

At KRB we off a one-year limited warranty on the remodeling projects we complete.  Because we are a full-service kitchen and bath remodeling contractor, providing all the materials and labor to complete your project, we will warranty your project and the materials we provide for one full year with a labor and materials warranty.  If you have any challenges or questions about your project after we leave just let us know.

NOTE: Many of the materials and products we sell have manufacturer warranties that go beyond the first year.
